The 50% Client Advantage
As part of my commitment to delivering meaningful value, I return 50% of my earned commission to you as a credit at closing (when permitted by lender guidelines and reflected on the Closing Disclosure).
This credit helps reduce your out-of-pocket closing costs while you still receive full professional representation and strategic guidance. This is not reduced service. This is efficient representation.
How the Credit Works
When a property transaction closes, the total commission is paid by the seller and distributed through the brokerage. From my earned portion of that commission, I provide 50% back to you as a credit at settlement.
Example:
If the total commission paid in a transaction result in my earned portion being $10,000:
• 50% returned to you = $5,000
• That $5,000 is applied toward eligible closing costs
• Your cash required at closing is reduced
The credit is reflected directly on your Closing Disclosure and processed through the settlement company.
Commission credits are subject to lender approval and must comply with brokerage and state regulations. Credits may be applied toward eligible closing costs and cannot exceed allowable limits set by the lender.
